The record shows which roll the municipal value comes from ("GV2023 SVR4" when it is on Supplementary Valuation Roll 4), and the R99 report checks that value against the registered sales on your street or in your scheme.
Who is on Supplementary Valuation Roll 4
A supplementary roll lists properties whose entry changed after the general roll: new buildings and additions, subdivisions and consolidations, rezonings and changes of use or category, properties left off the general roll, and values the City corrected. If your property is on it, its value there replaces the general-roll value, and your rates follow it.
How to object
- Check the entry. Look the property up above, or on the City's objections portal, and note the value, category and extent it shows.
- Gather evidence. Registered sales of similar properties on your street, in your scheme or suburb close to 1 July 2022, your own purchase price if it was recent, and anything the valuer couldn't see (damage, a smaller extent than recorded).
- Lodge it by 30 November 2026. One objection per property, online on the City's objections portal, giving the value you think is right and why. The City's valuation roll page has the notice and instructions.
- Keep paying rates on the roll value while the City decides.
The evidence on one page: R99The ErfCheck report sets the roll value against every recent registered sale on the street or in the scheme, works out the rates difference, and when the value looks high gives you an objection pack: the comparable sales and the reasons, ready to paste into the City's form.

Questions
- Can I object if my property isn't on Supplementary Valuation Roll 4?
- Not in this window: only entries on Supplementary Valuation Roll 4 can be objected to now. A value on the GV2023 general roll can't be objected to again, but an error of fact on its entry (the wrong category or extent) can usually still be raised with the valuations office.
- What date are supplementary values set at?
- The same date as the general roll's, 1 July 2022: the Municipal Property Rates Act values a property on a supplementary roll at the market conditions of the general roll's date of valuation. Sales close to that date are the strongest evidence.
- Does objecting stop me paying rates?
- No. Rates stay payable on the roll value while the City decides. If the value is reduced, the City adjusts the account.
- What if the City turns my objection down?
- Its decision letter explains how to appeal to the valuation appeal board, and by when.
