Deeds Office extracts · Municipal valuation rolls · Street imagery
Every property in South Africa has a paper trail. Read it in twenty seconds.
Type an address. ErfCheck pulls the registered description, erf number, last transfer price, and the municipal valuation the rates are based on, and lays it out like the record it comes from.

— records on file4 metro valuation rollsRe-checked every 30 days
Think the city valued your home too high? Check it against your street before you object.
Every metro re-values every few years and opens supplementary rolls in between. An objection only succeeds with market evidence as at the valuation date. The report puts that evidence on one page, works out what you'd save on your rates, and when the gap is real hands you an objection pack ready for the City's form: the roll value, every recent sale on your street or in your scheme, your own transfer, and a plain verdict on whether the gap is worth contesting.

Questions
What people ask before they search
How do I find the erf number of a property?
Type the street address above. The record shows the erf number, portion, township and deeds registry exactly as the Deeds Office has them, free of charge. Sectional units show the scheme name and unit number instead. More on erf numbers.
Can I see what a house sold for?
Yes. Every transfer is registered at the Deeds Office with its price, and the record shows the year and price of the last one, free. Transfers by inheritance, divorce or donation carry no market price. How to read a sold price.
Can I get the SG diagram for free?
Yes. Every record links to the Surveyor-General's own list of diagrams and general plans for that parcel, free; deeds-search sites charge R225 to R235 for the same document. What an SG diagram shows.
What is a municipal valuation?
Each municipality values every property on a general valuation roll every few years, and your rates are a percentage of that value. Cape Town, Tshwane and Ekurhuleni published new rolls in 2025, and eThekwini in 2026. How rates are worked out from it, or work out your monthly rates.
Can I object to my valuation?
Yes, in the window after a general or supplementary roll is published. You need market evidence as at the valuation date. The report puts the roll value next to recent sales on your street, tells you plainly whether the gap is worth contesting, and links to your city's objection form.
Where does the data come from?
Sale prices, erf and township come from the Deeds Office extract published per property. Municipal values come from each city's own valuation roll. Imagery is Google Street View and satellite. Owner names are never collected or shown; here is how to find an owner through the Deeds Office.
How current is it?
A record is pulled live the first time and re-checked every 30 days after that, so a new transfer or a supplementary revaluation shows up as a change in the record's history.
